Timber house demolition
We survey the site before starting and propose a demolition matched to the building's own construction style. Industrial waste and anything left inside are ours to dispose of properly.
Safety first, always.A local demolition contractor that takes the neighbours seriously.
SIYAL Kaitai Co., Ltd. is a demolition specialist working mainly across the Yokohama area, on everything from timber houses to reinforced concrete. What matters most to us is the safety of the work and consideration for the people living around it.
To keep the noise, dust and vibration that come with demolition to a minimum, we sheet and damp down thoroughly, and we never skip the round of greetings to the neighbours before work begins. With pricing that is clear even the first time, and safety management we do not cut corners on, we will support the first step your land takes next. Estimates are free — please just ask.
Site visit and estimate — both free
We never leave it all to the machine. Where a neighbour's wall stands close, or where something is to be kept, our own carpenters take the house apart by hand. About a week for a two-storey timber house.
Sorting, removal and recycling are ours to handle.
We arrange the date and the Shinto priest for the rite held before a house comes down. The kamidana and butsudan go to a shrine or temple to be burned with respect, and a well is given its iki-nuki before it is filled in.
Since 1 April 2021 every demolition in Japan requires an asbestos survey and a filed report, and since October 2023 the survey must be carried out by someone holding the national qualification. Every surveyor we send to a site holds it.
The ground is compacted flat before it is handed back. How we finish it depends on what comes next — a sale, or parking.
Every one of them held something worth keeping. We bring the cases closest to your own when we meet.

Reinforced concrete means large machinery and a large-scale job. Our crew, who have seen sites of every kind, work to it with safety first.

An extremely robust structure, using a great deal of steel. We establish the safety measures firmly and work to a set schedule.

For handing back a shop or office, or for an interior renovation. Mainly skeleton work: taking out everything except the structural frame.

Felling and root removal, to leave the land completely clear. Our crew works safely with machinery, never losing sight of the people living nearby.

Removing the furniture and household goods a previous occupant left behind. Taken on at a reduced rate alongside a demolition.
Demolition cost varies with structure, floor area, the width of the road out front, and whether anything is still inside. We confirm it on site, and then itemise it.
¥32,000 – 45,000/tsubo
¥45,000 – 60,000/tsubo
¥60,000 – 80,000/tsubo
* Covers taking the building down, hauling and disposal. The items below are charged separately.
Buried obstructions are the one thing no one can quote for in advance. If we hit any, you get photographs and a call, and nothing goes further until you have agreed the additional cost. We do not quietly add it to the bill.
The first step can be a phone call or a LINE message. Drawings and deeds are not needed yet.
You do not have to have decided.
Phone, LINE or the form — whichever suits. Most people who contact us are still at the stage of thinking they will have to do something about the old house one day. We will not chase you.
We look at the road before the house.
Whether a machine can reach the site, how close the neighbours stand. We check on site, then give you an itemised estimate — including the places where extra costs tend to appear.
We go to the neighbours ourselves.
We call at each house in turn with a written notice of the dates and working hours. Paying those respects on the family's behalf is part of the job, as it has always been.
Sound and dust stay on site.
The house is enclosed in scaffolding and sheeting, and water is sprayed as we work. What must come off by hand is separated from what a machine can take, and photographs of each day are sent to you.
Level ground, and the paperwork.
Foundations and rubble removed, the ground compacted flat. The paperwork is posted out to you.

Our crew
Our own crew and our own machines. Nothing is subcontracted, so there is no middleman margin and no idle weeks in the schedule.
If it is not here, please just ask. Where we do not know, we will tell you that we do not know.
For a two-storey wooden house of about 100 square metres, roughly ¥1.2–1.8 million. It moves with the width of the road in front, how close the neighbours are, the walls and gates around the plot, and how much is left inside. After seeing the site we give you an itemised estimate, free of charge.
Leave it as it is. From furniture and appliances to Buddhist altar fittings, sorting and removal are ours to handle.
A week before we start, we call at each house in turn. The site is enclosed in scaffolding and sheeting, water is sprayed as we work, and nothing moves on Sundays or early mornings. You also receive a written contact for the duration of the work.
There is no rule about it; roughly half of families do. If you would like it, we arrange the priest and help you settle a date.
A building deletion registration (建物滅失登記) must be filed within one month. We assemble the documents for you, and can file the deletion registration on your behalf for a fee.
Municipal grants are often available for derelict or empty houses, commonly capped between ¥500,000 and ¥1,500,000, and conditional on applying before work begins.
Since opening in 2021 we have been trusted with a great many homes. Estimates are free, and you are welcome to come back to us as many times as you need before signing anything. We never hand the work to a subcontractor — taking responsibility for it ourselves is the principle we work to. For demolition that is safe, careful and fairly priced, please put it in the hands of SIYAL Kaitai.
Site visit and estimate are entirely free. We do not call on you unannounced, and we do not chase.
